The neighborhood comps
ACS five-year median gross rent in Seattle sits in the high-$1,800s; Zillow Research typical rent for one-bedroom units city-wide runs in the low-to-mid $2,000s in 2025.
DADUs command a premium over comparable apartments because they offer privacy, a yard, and frequently a parking pad — items renters in dense neighborhoods will pay 15–25% more for.
What we see in our ledger
Across 38 leased DADUs in Ballard, Wallingford, Greenwood, Capitol Hill, Beacon Hill, and Columbia City over the last 24 months: median rent $2,650, range $2,200–$3,400. One-bedroom units cluster at $2,400–$2,700; two-bedroom units at $2,900–$3,400.
Premium drivers: dedicated entrance with no shared interior, in-unit laundry, off-street parking, and outdoor patio space.
Vacancy and turnover
Average vacancy: 12 days between tenants. Average tenancy length: 22 months. Both metrics outperform comparable apartment-building stats by a wide margin — DADU tenants stay longer because the housing type itself is scarce.
