Why is gas almost always Puget Sound Energy?
PSE is the only investor-owned natural gas utility serving most of King, Pierce, Snohomish, Thurston, and Kitsap counties. Cascade Natural Gas covers parts of E. WA and a few small enclaves. For ADU and new construction in the Puget Sound region, plan on PSE gas service or design electric-only (heat pump + induction).
Do I need a separate utility meter for an ADU?
Seattle, Bellevue, Tacoma, and most Puget Sound cities allow shared OR separate water/sewer meters for an ADU. Separate meters add $6K–$14K to project cost but let you bill a tenant directly. Electric must usually be separately metered for any ADU you intend to rent — confirm with your utility's new-service planner before framing.
What is a sewer General Facility Charge (GFC)?
A one-time capacity charge that funds future treatment-plant expansion. ADUs trigger GFCs in most Puget Sound cities — Bellevue ~$8,600, Seattle drainage capacity ~$2,400–$4,000, Kirkland NSD per-unit charge varies. Always pull a current fee schedule before pricing the project; these change July 1 most years.
Who pays for the trench from the meter to my house?
The homeowner. Utilities will bring service to the meter base (electric) or property line (water/sewer/gas); everything from there onto your lot — trench, conduit, backfill — is your contractor's scope. Budget $35–$70 per linear foot of trench, more in rock or under existing concrete.
