Roofs in the Puget Sound fight 150+ rain days a year. We use upgraded synthetic underlayments, ice-and-water shield at every penetration, and step + counter flashing details that pass inspection on the first try. The roof itself is the cheap part — flashing is what fails.
Composition shingle is still the right answer for most Seattle homes (30-year architectural, GAF Timberline or CertainTeed Landmark). Standing-seam metal is the upgrade when you want 50+ years and don't mind the upfront cost. Flat-roof assemblies use TPO or EPDM with proper drainage detailing.
What we build
SCOPE- 01Composition + metal roofing
- 02TPO / EPDM flat assemblies
- 03Synthetic underlayment
- 04Ice-and-water shield
- 05Step + counter flashing
- 06Gutter + downspout integration
Phased process
PROCESS- 01
Inspection & estimate
Walk the roof, identify flashing failures, check decking for soft spots, measure precisely for material order.
- 02
Tear-off & dry-in
Strip to deck, replace damaged sheathing, install ice-and-water at eaves and penetrations, synthetic underlayment on field.
- 03
Flashing
Step flashing at sidewalls, counter flashing at chimneys, vent boots, kick-out flashing at wall terminations.
- 04
Roofing install
Starter strip at eaves, composition shingles with 6-nail pattern, ridge vent or standing-seam panels installed to manufacturer spec.
- 05
Final & cleanup
Magnetic sweep for nails, gutter clean, final inspection, manufacturer warranty registration.

- +TPO / EPDM single-ply membrane on flat-roof assemblies
- +Synthetic underlayment (GAF Tiger Paw, FT SynFelt) — no felt paper
- +Ice-and-water shield at eaves, valleys, all penetrations (3 ft up from eave)
- +Ridge vent with baffle (no static box vents)
- +Aluminum or galvanized step flashing, soldered copper at custom details
Cost drivers
COST- Roof complexity (gables, valleys, dormers)+15–40% labor over simple ranch roof
- Decking replacement+$2–$4/sf for any sheathing replacement during tear-off
- Roof pitch (steep slope >9/12)+30–60% labor for staging, safety, and slower production
- Material upgrade (comp → metal)Comp $6–$9/sf → standing-seam $14–$22/sf installed
- Skylights, vents, and penetrationsEach new penetration is +$400–$1,500 with proper flashing
Codes & permits
COMPLIANCE- IRC R905 (roofing)
Sets underlayment, flashing, and ventilation requirements. Ice-barrier required in regions with average January temp under 25°F — Seattle is borderline; we install ice-and-water shield as best practice regardless.
- WSEC 2021 (cool roof / radiant barrier)
Optional in residential but reduces summer heat gain. We discuss for south-facing high-sun roofs.
- Manufacturer warranty conditions
30-year shingles warranty requires manufacturer-approved underlayment, ventilation, and starter strip. We document at install.
Is roofing the right call?
- →Roof is 18–25+ years old or showing curling, granule loss, or visible patches
- →Active leaks during winter storms
- →Selling within 5 years and inspection will flag the roof
- →Combining with insulation, solar, or attic ventilation upgrade
Roofing questions
FAQQ.01
How long does composition shingle last in Seattle?
25–35 years for 30-year architectural shingles, properly installed with synthetic underlayment and ventilation. Premature failure (15–20 years) is almost always traceable to inadequate ventilation or shortcut underlayment.Q.02
Should I switch to a metal roof?
Worth considering if you plan to stay 15+ years. Standing-seam metal lasts 50+ years, sheds rain and moss aggressively, and supports solar mounting without penetrating the membrane. Upfront cost is 1.6–2.5× composition.Q.03
How long does a re-roof take?
Typical 2,000 sf single-family roof: 2–4 days. Add 1–2 days for complex roofs with valleys, dormers, or multiple penetrations. Metal roofs take longer (5–8 days) because of panel layout and seaming.Q.04
Do you handle insurance claims?
Yes — we document damage, work with adjusters, and bid to insurer's pricing system on storm-damage and water-loss claims. Most insurance roofs in Puget Sound trace to wind or fallen-tree damage.
