We design and build outdoor living programs as integrated architecture — hardscape, utilities, cover, and finishes — not separate projects bolted together.
Most outdoor living scopes combine 3–5 elements: patio cover, outdoor kitchen, fire feature, hardscape, and integrated lighting. We sequence them as one project so utilities, drainage, and structure align cleanly.

Codes & permits
COMPLIANCE- IFC fire-feature setbacks
Open-flame fire features must meet minimum setbacks from structures, typically 10 ft for wood-burning, 5 ft for gas.
- Gas line permits
Any new gas line — fire feature, grill, heater — requires permit and inspection. Coordinated with PSE meter sizing.
- Stormwater (impervious surface)
New patio over jurisdiction threshold may trigger stormwater retention requirements. Permeable pavers and gravel reduce impervious count.

Do you handle pools?
We coordinate with pool builders but do not build pools directly. We handle everything around the pool — deck, cover, kitchen, fire features, electrical, and hardscape.Q.03
Can you build over an existing patio?
Sometimes — if the base is sound and at the right elevation. Most often we recommend tear-out and rebuild with proper base and drainage; old patios usually need utility trenching anyway.Q.04
How long does an outdoor living build take?
4–8 weeks for a hardscape + cover scope. 10–16 weeks for a full outdoor kitchen + structure. Weather-dependent — we sequence concrete and exterior finishes for dry windows.
