Pricing reflects 2025 King/Pierce/Snohomish County averages. Final figures are locked after design development and competitive trade bids.
Standard on every contract — no upsells, no allowances.
Pre-construction
Site survey, zoning analysis, structural feasibility, and a fixed-price proposal before you sign.
Permitting
Full city liaison — Seattle SDCI, Bellevue, Kirkland, Redmond, Tacoma. We submit, respond to corrections, and pull every inspection.
Single supervisor
One project manager from contract to keys. No call-center routing, no rotating crews, no finger-pointing.
Weekly reporting
Photo logs, schedule deltas, and budget burn-rate delivered every Friday. Total transparency.
QC documentation
Six-stage quality control checklist with photo evidence. Filed with your warranty package at handover.
2 / 5 / 10 warranty
Two years on workmanship, five on systems, ten on structural. Backed by $2M general liability.
Which service is right for my lot?
If you have backyard space and want maximum rental income, a detached ADU. If you have an unfinished basement or daylight floor, an attached ADU is faster and cheaper. Unsure? Start with a feasibility study — $1,500 buys you certainty.
Do you handle architecture, permits, and construction in-house?
Yes. One contract, one supervisor, one warranty. We coordinate architecture, structural, MEP, permitting, and construction so nothing falls between the cracks of separate vendors.
How accurate are your initial estimates?
Pre-construction estimates are typically within ±8% of final contract pricing. Once we finish design development and competitive trade bids, we lock a fixed-price proposal — no allowances, no T&M surprises.
What if my project doesn't fit one of these categories?
That's general contracting — full-service custom work. Whole-home remodels, ground-up custom homes, mixed-use renovations. Same team, same accountability.
Not sure what fits your lot?
A feasibility study answers it in two weeks for $1,500 — credited back if you build with us.
