    Are you a licensed general contractor in Washington State?

    Yes. Golden State ADU Builders holds Washington L&I contractor license GOLDESA747LZ, carries general liability and workers' comp, and is bonded per RCW 18.27. We can provide a current Certificate of Insurance naming you as additional insured before contract.

    How do you price projects — fixed-price or cost-plus?

    We default to fixed-price contracts after a paid pre-construction phase. Cost-plus is offered only for highly speculative scopes (historic restoration, unknown conditions). Fixed price means your number doesn't move unless you change scope.

    Do you self-perform work or hire subs for everything?

    Our in-house crew handles framing, finish carpentry, and project supervision. MEP, drywall, and specialty trades are vetted long-term partners we've worked with for years. You always have one Golden project manager as your single point of contact.

    Can you handle SDCI permit submittals for a remodel?

    Yes — we file building, mechanical, electrical, plumbing, and side-sewer permits with SDCI on every project. We manage all inspector interactions and revisions through closeout, so you never have to chase a permit number.

    What warranty do you provide on general contracting work?

    Every project includes a 1-year workmanship warranty on labor and finishes, plus a 10-year structural warranty on framing, foundations, and weather envelope. Manufacturer warranties on specified products (windows, roofing, mechanical) pass through to the homeowner.

    Do you take on whole-home remodels in Bellevue, Kirkland and the Eastside?

    Yes. Roughly a third of our active projects are on the Eastside. We know the Bellevue Development Services and Kirkland Building Division processes well, including the digital permit portal and stricter tree-preservation requirements that apply east of Lake Washington.
