The percentage of a lot occupied by buildings — typically capped at 35–45% for residential zones.

DEFINITION

Lot coverage is the percentage of total lot area covered by enclosed structures, measured to the building footprint (not eaves). Seattle's NR2/NR3 zones cap lot coverage at 35–40%; Bellevue R-5 caps it at 35%. Decks and uncovered patios usually don't count toward lot coverage but do count toward impervious-surface limits, which separately trigger stormwater review at 2,000 sq ft of new impervious area.
