A licensed engineer's report on soil-bearing capacity and slope stability — required on ECA lots.
A geotechnical report is prepared by a licensed geotechnical engineer based on soil borings or test pits. It documents soil-bearing capacity, groundwater depth, slope stability, liquefaction risk, and recommendations for foundation design. Geotech is mandatory for any project inside a steep-slope or landslide overlay, on peat soils, or with a basement deeper than 4 ft below grade. Typical cost: $4,500–$9,500 for an ADU-scale project, plus a possible structural redesign if bearing capacity comes in low.
