A proper patio cover lets you use your patio nine months a year in the Puget Sound. We integrate roof tie-ins, drainage, and weather-rated power for heaters and lighting so the space is functional from October through May.

Solid roof covers (matching house roof) integrate seamlessly and provide full rain protection. Louvered systems (Struxure, Renson) open for sun and close for rain — premium price but maximum flexibility. Pergolas with retractable canopies split the difference.

Phased process

PROCESS
  1. 01

    Design + permit

    Structural drawings for any covered structure attached to house. Permit through AHJ; freestanding low covers often exempt.

  2. 02

    Foundation

    Concrete piers or footings sized to column load and frost depth.

  3. 03

    Frame + posts

    Engineered post-and-beam structure with proper lateral bracing. Tie-in to house roof or freestanding ridge beam.

  4. 04

    Roofing + drainage

    Match existing roof or install louvered system with integral gutters and downspouts.

  5. 05

    Electrical + finish

    Weather-rated lighting, heater rough-in, fan blocking, ceiling finish (T&G cedar or beadboard).

    Louvered vs solid — which is better?

    Louvered for maximum flexibility — open for sun, close for rain, automated with rain sensor. Solid for simplicity, lower cost, and full year-round dry space. Most clients pick solid unless they specifically want sun control.
  • Q.02

    Do I need a permit?

    Yes for any cover attached to the house. Freestanding low pergolas (under 12 ft eave height) are often exempt — check your AHJ.
  • Q.03

    Can I add a cover to an existing deck?

    Yes if the deck framing was designed for the additional load. Pre-existing decks often need reinforcement or new posts to footings — we verify during feasibility.
