Shoreline's 2022 DADU code update (SMC 20.40.235) made DADUs administratively permitted with no design review under 800 sqft. We designed exactly to that threshold to skip the discretionary review window.

What stood in the way

Lot was within a King County Aquifer Recharge Area, restricting infiltration depth and requiring a sealed conveyance from any new impervious surface.

How we solved it

Specified a fully sealed roof-to-grade drain leader system tied into the existing storm main. Used IBHS Fortified-equivalent roof detailing (clipped underlayment, fully adhered membrane at eaves) for long-term weather resilience.
