DEFINITION

A Short-Term Rental (STR) is any rental for fewer than 30 consecutive nights. Seattle requires every STR operator to hold an STR Operator's License plus a regulatory license for each unit, and caps operators at two STR units total (one of which must be the operator's primary residence). Bellevue, Kirkland and Redmond have stricter caps. Long-term rentals (30+ nights) avoid STR licensing entirely and are the default ADU strategy unless your specific neighborhood mathematically favors STR.
