ADU soundproofing.
What STC ratings actually mean on a job site.

Code-minimum STC 45 sounds reasonable on paper and feels terrible in real life. This guide shows the wall, floor, and ceiling assemblies we use on attached ADUs, basement AADUs, and multi-gen builds — with what they cost per square foot and where they fail.

SPEC_01 / WALL_ASSEMBLIES

Demising wall assemblies

WALL_01

When to use: Meets IBC 1207 minimum for unrelated dwellings. Acceptable when the AADU is for family, not paying tenants.

WALL_02

Double drywall + Green Glue

  • 2x6 single stud + R-23 mineral wool
  • 5/8" Type-X + Green Glue + 5/8" Type-X each side
  • Acoustic sealant at top/bottom plates

When to use: Recommended baseline for any rentable AADU sharing wall with main house.

WALL_03

Staggered-stud + double drywall

  • 2x4 staggered studs on 2x6 plate
  • R-15 mineral wool woven through cavities
  • Double 5/8" Type-X with Green Glue each side

When to use: Bedrooms backing onto living rooms; long-term rental ADUs where complaints kill renewals.

WALL_04

Double-stud, air gap

  • Two independent 2x4 walls, 1" air gap
  • R-15 mineral wool both cavities
  • Double 5/8" Type-X + Green Glue each side
  • No mechanical penetrations bridging both walls

When to use: Recording rooms, home theaters, or AADUs adjoining a primary bedroom.

Floor / ceiling assemblies

FLOOR_01

Code-minimum floor/ceiling

STC 45 / IIC 45 · +$0 (baseline)
  • 2x10 joists, R-30 batt, 1/2" drywall ceiling
  • 3/4" OSB subfloor + LVP
  • No underlayment

Single-family use only. Fails the comfort test for upstairs/downstairs tenants.

FLOOR_02

Resilient channel + mass

STC 54 / IIC 52 · +$5 – $8/sf
  • 2x10 joists + R-30 mineral wool
  • Resilient channel + 5/8" Type-X + Green Glue + 5/8" Type-X
  • 1/4" cork or QuietWalk underlayment under finish floor

Basement AADU with bedrooms above — standard rentable spec in our last 6 builds.

FLOOR_03

Floating slab + decoupled ceiling

STC 62 / IIC 60 · +$13 – $19/sf
  • Self-leveling gyp-crete over 3/8" acoustic mat
  • Resilient hat-channel + double drywall + Green Glue
  • Independent ceiling supports (no through-fasteners)

When the upper unit has hardwood/tile and the lower unit has a bedroom directly below.

SPEC_04 / WEAK_POINTS

Where soundproofing actually fails

A wall is only as soundproof as its weakest penetration. STC ratings test a perfect lab assembly — these are the real-world bypasses that drop a STC-55 wall to a STC-30 system.

Hollow-core doors

Problem · Drops a STC-55 wall to STC-25 system overall.

Fix · Solid-core door + perimeter weatherstrip + drop seal at threshold (STC 32–38).

Outlets back-to-back

Problem · Direct air path between units; can lose 8–12 STC.

Fix · Offset boxes by 16" + putty pads on every box on demising wall.

Recessed cans in shared ceiling

Problem · Each penetration drops ceiling STC.

Fix · Use IC-rated airtight cans with putty hoods, or surface-mount LEDs.

Continuous floor joists across units

Problem · Structure-borne noise bypasses any ceiling treatment.

Fix · Use a structural break, double-joist with gap, or floating-floor system above.

Shared HVAC ducts

Problem · Telephony — talk in one room, hear it in another.

Fix · Separate ductwork per unit; use lined ducts and 90-deg turns at the boundary.

Plumbing in demising wall

Problem · Flush noise transmits even through STC-55 assembly.

Fix · Cast iron drain stack + insulate wall cavity around it + furr out one side.
